October! What A Month!

October had it all! Industry-shifting legislation gaining royal assent, new team members joining us at base, our adoption of the lettings onboarding platform Goodlord, and last but not least winning triple gold at the 2025 ESTAS Awards, including the Gold UK Grand Prix for Landlords. Let’s break it all down shall we?

📜 It's official - the Renters Rights Bill has passed through parliament and is coming to a tenancy near you.

That’s right - in case you missed it, the Renters Rights Bill is now officially an Act of Parliament.

It became law on 27 October 2025, and the government has now confirmed exactly when each part of the Act will take effect. The big headline: the new tenancy system starts on 1 May 2026.

Here’s what the updated roadmap looks like:

• Phase 1 - From 1 May 2026
  The new tenancy system kicks in. That means:

  • All tenancies become rolling periodic agreements

  • Section 21 is abolished from day one

  • Bidding wars banned

• Phase 2 - From late 2026
  A mandatory digital PRS Database goes live, along with a new Landlord Ombudsman that all landlords must join.

• Phase 3 - Dates TBC
  The new Decent Homes Standard and Awaab’s Law will arrive later - with current proposals suggesting 2035 or 2037.

It’s a landmark shift for the sector, but the phased rollout means there is time to prepare. We’ll continue breaking down the changes with clear, practical guidance.

🏆 ESTAS Success - ‘We Never Set Out To Win’

A few weeks ago, something magical happened. The lights dimmed, Phil Spencer took the mic, and suddenly… base was named Gold Grand Prix Winner for UK Lettings (Landlords) at The ESTAS.

Not bad for a single-office, independent London agency that never set out to win anything.

From day one, we’ve cared less about trophies and more about people, building an agency driven by service, empathy, and doing things right. Over 20 years later, that same philosophy just earned us Double London Gold and the UK’s top spot.

We’re proud. We’re humbled. And mostly, we’re reminded that doing the right thing, consistently, pays off.

👨‍💻 base Adopt Leading UK Tenancy Management Platform Goodlord

We’re excited to announce our adoption of Goodlord, a market-leading software for tenancy management.

Why we’ve taken the plunge:

• It helps us handle many of the upcoming Renters Rights Act changes with ease.

• It gives our clients access to one of the most comprehensive Rent & Legal warranties available.

• It provides an even smoother digital experience for both landlords and residents.

• It integrates directly with our agency software Alto, reducing admin risks and data duplication.

• Their enhanced Referencing service has been earning rave reviews since launch.

As part of this rollout, we’ll be sending out AML (Anti-Money Laundering) checks via Goodlord whenever new tenancies are placed. Don’t worry, these are standard and quick to complete. The easiest way is on your mobile phone, as the process may need camera access.

The team grows! Many of you will know that after two fantastic years with us, Bobbi has moved on to pursue a new career adventure. To ensure our service continues seamlessly - and at the high standard you expect from us - we’re delighted to introduce Jay Lodhia, who has joined base as our new Senior Administrator.

Jay brings extensive experience from across the property sector and, as a real bonus, she already knows her way around Goodlord. Her arrival strengthens our administrative function in a strategic and meaningful way - and she also happens to be an all-round lovely person.

If you’re a current client, you’ll no doubt be in touch with Jay soon. When you do, please join us in giving her a very warm welcome to life here at base HQ in Shoreditch.
